Post‑Construction GMP Cleaning
For Cleanrooms, Cold Rooms, and Laboratories

Built Clean Is Not the Same as GMP Clean

When a cleanroom, cold room, or laboratory is newly constructed, renovated, or expanded, it may look clean—but from a GMP and regulatory standpoint, it is not. Construction activities introduce fine particulates, silica dust, fibers, metal shavings, oils, residues, and microbial contaminants that are invisible to the naked eye yet critical to remove before the space can be qualified and released for use.

A post‑construction clean is a specialized, GMP‑aligned cleaning process designed to remove construction‑related contamination and prepare controlled environments for validation, certification, and ongoing operations. This is where experienced GMP cleaning partners add real value for cleanroom builders and their clients.

What Is a Post‑Construction Clean?

A post‑construction clean is a systematic, top‑to‑bottom, GMP‑controlled cleaning performed after construction is complete and before room qualification begins. Unlike janitorial or standard turnover cleaning, this process is designed to:

Remove visible and sub‑visible particulates

Eliminate chemical residues and construction films

Reduce microbial burden prior to environmental monitoring

Prepare surfaces for certification and operational cleaning programs

This type of clean is typically required for:

  • ISO‑classified cleanrooms
  • Pharmaceutical and biotech manufacturing suites
  • Cold rooms and controlled temperature storage areas
  • R&D and QC laboratories
  • Compounding, aseptic, and controlled not‑classified (CNC) spaces

The Cleaning Chemistry: Detergents and IPA

Effective post‑construction cleaning requires both detergents and alcohols, used in the correct sequence.

1. Detergent Cleaning (Primary Removal)

Detergents are used first to physically remove construction debris and residues, including:

  • Drywall dust and silica
  • Adhesives and sealants
  • Oils, lubricants, and handling residues
  • General construction grime

Using low‑residue, cleanroom‑approved detergents, surfaces are mechanically cleaned to lift and remove contamination rather than spread it. This step is critical—IPA alone cannot remove bonded soils or particulate load left behind by construction.

2. IPA (Isopropyl Alcohol) Wipe‑Down

Once detergent cleaning is complete and residues are rinsed or removed, IPA is used as a final wipe‑down to:

  • Remove remaining detergent residues
  • Reduce surface bioburden
  • Promote rapid drying
  • Prepare surfaces for environmental monitoring

IPA is applied using cleanroom‑approved wipes and mopping systems to ensure no fibers or residues are introduced.

Full Room Coverage: Ceiling to Floor

A true post‑construction clean addresses every surface, not just what is visible at eye level.

Ceilings

  • HEPA filter housings and diffusers
  • Light fixtures and ceiling grids
  • Penetrations, sprinkler heads, and returns

Ceilings are often the most contaminated area after construction and must be cleaned first to prevent re‑contamination of lower surfaces.

Walls and Vertical Surfaces

  • Wall panels and seams
  • Windows and pass‑throughs
  • Doors, frames, and hardware

All vertical surfaces are cleaned methodically from top to bottom using detergent followed by IPA.

Floors

  • Multiple detergent mopping passes as needed
  • IPA or alcohol‑based final pass
  • Attention to corners, coving, and drains

Floors receive special focus due to heavy construction traffic and particulate accumulation.

From Cleaning to Validation: Preparing the Room for Qualification

After post‑construction cleaning is complete, the room is ready to move into validation and certification activities, which may include:

  • Airflow visualization (smoke studies)
  • HEPA filter integrity testing
  • Particle count testing
  • Temperature and humidity mapping
  • Pressure differential verification
  • Final Triple Clean for EM testing

A properly executed post‑construction clean significantly increases the likelihood of passing initial certification without delays or costly re‑cleans.
